In February 2025, several South Shore cities saw prices rise and sales times shorten. Varennes, Boucherville and Saint-Bruno stand out, while Centris continues to clearly dominate the market. Here’s my complete, personal analysis.
February is a shorter month, but the real estate market hasn't rested! Some cities are literally exploding, while others remain stable... and as always, Centris is one step ahead of DuProprio (you'll see, it's enough to make you smile
).
Here's my personal roundup of real estate statistics for single-family properties on the South Shore, according to data published by the APCIQ.
Sainte-Julie: solid as ever
- Average selling price: $704,253 (+10.63%)
- Sales lead time: 32 days (-7 days)
- Centris transactions: 20
- Transactions on DuProprio: to be confirmed
The average price continues to climb in Sainte-Julie, with an increase of over 10% compared to February 2024. Turnaround times are fast: 32 days on average, 7 days less than last year. Sainte-Julie remains a safe bet. And for those wondering whether DuProprio has done better... let's just say I'm still looking for their performance .
Beloeil: express!
- Average selling price: $613,992 (+8.66%)
- Sales lead time: 17 days (-20 days)
- Centris transactions: 13
- Transactions on DuProprio: to be confirmed
You read that right: 17 days average lead time That's fast, very fast. And prices are keeping pace, rising by nearly 9%. In short, in Beloeil, if you want to buy, don't overthink it. And if you want to sell, call me before the buyer makes up his mind without you!
Saint-Bruno: premium again and again
- Average selling price: $966,682 (+25.43%)
- Sales lead time: 33 days (-19 days)
- Centris transactions: 22
- Transactions on DuProprio: to be confirmed
Saint-Bruno confirmed its upmarket status with a 25% increase in average price. Sales times, meanwhile, improved significantly: 33 days, 19 days less than last year. If you live in Saint-Bruno... you're sleeping on a nugget
Saint-Amable: discreetly efficient
- Average selling price: $510,427 (+0.55%)
- Sales lead time: 39 days (-41 days)
- Centris transactions: 15
- Transactions on DuProprio: to be confirmed
No headlines here, but the facts speak for themselves: lead times shortened by 41 days, and 15 transactions on Centris. Even if the price change is minimal, the market has clearly accelerated. The kind of city that flies under the radar... but where you can make an excellent transaction, well accompanied.
Boucherville: high-end, strong and stable
- Average selling price: $966,682 (+28.17%)
- Lead time: 43 days (+2 days)
- Centris transactions: 22
- Transactions on DuProprio: to be confirmed
Boucherville outdid itself this month, with a 28% rise in the average price Yes, you read that right! The sales time remains stable at 43 days. The market here is healthy, active and clearly high-end. At this rate, properties here will soon all top the million mark.
Vieux-Longueuil: big volume, good news
- Average selling price: $675,947 (+5.91%)
- Lead time: 36 days (-14 days)
- Centris transactions: 51
- Transactions on DuProprio: to be confirmed
With 51 sales on Centris, Vieux-Longueuil confirms its popularity. Average prices are rising steadily, lead times are shortening: in short, things are looking up! It's one of the most active areas in the sector... now's not the time to wait if you want to get in (or out).
Varennes: THE performance of the month
- Average selling price: $696,042 (+28.94%)
- Sales lead time: 17 days (-29 days)
- Centris transactions: 12
- Transactions on DuProprio: to be confirmed
29% increase in the average price in Varennes?! We're talking about one of the biggest increases of the month. Houses are flying off the shelves: 17 days to sell, that's really fast!
And as usual, it's all happening on Centris: 12 sales, and probably a few DuProprio... which we're not sure how they ended up.
A little update on DuProprio...
I remind you every month, because it's important: the sales statistics on DuProprio are declared by the owners themselves. There's no way of verifying their accuracy, nor of knowing whether the house was actually sold without a broker (in many cases, it was... by a broker!). In short, to be taken with a large grain of salt.

- Short sales lead times in Beloeil, Varennes and Vieux-Longueuil
